It is such a great reminder to always get a home inspection, not only to know what's going on with your house but to also use as a negotiating tool. Pat & Cody made a choice, a smart choice, instead of paying a ludicrous amount to rent they decided to buy a duplex and have somebody else pay for their mortgage so they could live the life they wanted and not be paying off someone else’s mortgage. Thanks to the support of past clients and friends like @nickwriker , @toddhippauf , @rachaelroney and more the Carrolls decided to meet with me. Once we got a chance to get to know each other and they saw the unique way I am able to market properties online it seemed like a perfect fit, or you may even say love at first sight as you see by the way Matt is looking at me haha 😂 😍 Within days of the listing video going live on Facebook we had a ton of inquiries and showings and an acceptable offer. Randy and Tara Willard were on a mission to find more land, they love spending time together with their family outdoors and enjoy the privacy. The only problem was they had to sell their current brick rancher in Saucon Valley to do so.  This process is scary for a lot of move up buyers needing to sell because you feel so much pressure to sell your house within a limited time frame. Each day that goes by without an offer can feel like a lifetime. Thankfully after some very strategic marketing we got an enormous amount of traffic and before long an acceptable offer. Despite planning and preparing before every step of the process it’s inevitable to have bumps in the road. In this case it was more of a roadblock! We got a call from the appraiser and they refused to give us an appraisal report because the house the Willard family is buying is a converted barn and they labeled it incomplete unless we could find another converted barn! When faced with adversity most people either freak out or go the “poor me” route, but not the Willards! They kept a great attitude and took my advice and talked to my good friend and mortgage lender Luke Pickel, and like he has many times before for past clients, Luke was able to get the whole deal back on track.  The Willard’s showed there appreciation to me immediately by referring me to their good friends The Gillem Family  whose Hellertown home is already under agreement! When I first sat down with Kathy and Tommy we went over closing costs, monthly payments, time frames and the home buying process. The plan was to wait about a year to buy unless the perfect home came on the market, and wouldn’t you know it this beautiful log cabin came up for sale and they fell in love with it the first time they toured it at an open house. Luckily for them we had already met and went over the process because in this case when we got to the appraisal the sale came to an immediate halt. The property under appraised by substantial amount and while sometimes this can be a deal breaker other times it turns out to be a real fail safe for a buyer. It basically ensures you’re never going to have to pay above market value for a home. In this case when all was said and done and we came upon an agreed upon sales price and Kathy and Tommy are going to save about $125 a month which comes to about $45,000 over the mortgage life. Due to their great attitudes and trust we got over these hurdles and they’re going to save a ton of money!! ❤️🏡
