Orillia is nestled between the northern shore of Lake Simcoe and the southern shore of Lake Couchiching. With that being said, it would be advantageous for investors looking to enter this market to focus on waterfront properties. Orillia’s council envisions a new look for their waterfront which will include ample of investment opportunities.
Economic Health: Located roughly 90 minutes outside of Toronto, Orilla is classified in Ontario’s “economic heartland”. Lakehead University recently signed an agreement with Georgian College to provide increased degree options. The city believes that the post secondary options are “sure to attract and stimulate growth”.
Employment: Major employers in Orillia include the hospital, Norida, Casino Rama, and the Ontario Provincial Police training academy. Costco also opened its doors in 2017, who is noted to paying a decent wage. There is also continued discussion from Hydro One to open their operations and education centre if their purchase of Orillia Power is approved.
Population: 31,000 people reside in Orillia, this shows an increasing trend as they have seen a growth rate of 2% 2011-2016. The median age is 47.
Rental Market: Street rates for one bedroom apartments in Orillia is on average $831 per month and a vacancy rate of 2.1%. Permits are required for secondary suites. However, there are currently incentive programs in place providing landlord loans or grants to provide student or low income housing options in the area up to $25,000.
Real Estate Market: Orillia really is the tale of two markets. The benchmark price for non-waterfront properties is $366,200 and $564,000 for waterfront properties, There was just under 500 sales in 2017. Generally, prices in the area of trended upwards since 2015 making Orillia a safe bet.
