In order to get an appraisal, we were told all utilities had to be functional. Before we ever closed on the house, we had to establish electric accounts, fill the LP tank, repair broken water lines under the house and replace the back door. David was very proud of his handiwork(and rightfully so!) and sent me a picture. #georgiafarmhouse
The house was half-hidden by overgrown shrubs and Leyland Cypress (I HATE Leyland Cypress, they definitely gotta go!). This was one of those gray February days that seem so dreary. The loropetalum blooms do give it a nice pop of color but they're planted much too close to the house.
You can just see the black walnut tree on the left. When I used to walk properties that were about to be developed, I would often see black walnut trees near old home places. In the wild they tend to grow in streamside areas. #georgiafarmhouse#blackwalnuttree

Paul and Josh worked on a basement remodel in Alpharetta a couple of years ago and the owner had barn wood on his ceiling. I thought that was the coolest thing! As we were compiling our list of things we wanted for the house, this was up at the top—incorporate old barn wood into our new farmhouse. As a nod to the past, we decided to preserve the feel of this old wood and make it the focal point of our kitchen. **I really wish I filmed the installation of this at midnight last night... Just imagine Paul and I on ladders, one footed trying to nail these boards to our 10 foot ceiling... (hi, I’m 5 ft)! ***dont worry, the rest of our hood vent is headed this way. .
Fall/Winter Clean Up is going so well! Yesterday was huge! Landscaping crew showed up and hacked back all the super large bushes and trees for winter, cleared all the brush back from the line fence so we can stain it, and cleaned up the beds!!! I thought I’d be able to do it all myself 🤣 lol or with my husband’s help but these established bushes and trees are no joke and my trimmers or chainsaw are not always a match. See the little stubs left under the windows? Those were 15+ foot tall bushes this morning lol. I’m all about self sufficiency, but sometimes it’s best to know “Hey, this is beyond my ability or what my time permits” and to ask for help or pay for it if possible. This is our first time paying for landscaping since we moved in a year ago (we’ve just been doing stuff on weekends ourselves slowly), and it was needed badly to get back to manageable after the long Georgia growing season. Our goal is to have the house, exterior and coop areas all cleaned up and ready for winter by Thanksgiving, so we can focus on decorating the property during the few weekends between then and when until our families arrive for Christmas. We love Christmas and decorating for Christmas! I’m a big interior Christmas decoration fan—Tree, garland, house villages, Christmas kitchen towels, etc. And my husband does a great job on all our exterior Christmas lights! You guys. I’m just gonna show you a win today, because we (read: I) accidentally painted our guest bedroom ballerina pink. I’m praying that my tired eyes are playing tricks on me. I probably should have looked at the sample 5 more times... I probably should have looked up what the word “toque” means... yes, I should have definitely looked up that word—because Sherwin Williams Toque White is indeed what you think when you see fairy floss, unicorns OR THE DEFINITION OF TOQUE—a small cap or bonnet having a narrow brim. Monday failure. I’m deeply disappointed in myself, so I’ll show you the dining room light fixture Paul installed and go back to trying to convince myself and my husband that it’s beige. .

Some mornings I get to the office and I am so aware that I only got 4 hours of sleep the night before... today is definitely one of those mornings! Stayed at the house til 11 last night painting the interior...just Paul, me, and 2 job site lights. I’ll tell ya, Amicolola couldn’t get out there soon enough! Let the light shine!!!! Feeling productive and a little delirious. Here’s what’s happening at the farmhouse this week:
1. We have TILERS!!!! Y’all know we’ve had a hard time since our first crew up and ghosted us, leaving our master shower incomplete. Thanks to Michael Kaminski for putting us in touch with a good one! (And he’s the ultimate Gator fan—so win/win for Paul).
2. Interior paint will be done!!!! (Our gray is Sherwin Williams On the Rocks)
3. Concrete driveway pad will be poured, so we can call in the masons to finish our exterior stairs and the fireplace.
4. Toilets and the master bathroom vanity will be installed.
5. Fans and fixtures will be installed.
6. Barn doors for the closets will be installed.
7. Fingers crossed for the concrete countertops to dry and come out perfectly and for our power to be connected!!

Happy Tuesday y’all! We’ve got ALL permits done, official address done (Thanks Anthony & Kyle for putting up the mailbox instantly), electric poles up and running and blocks delivered 📝. We actually thought we were going to have issues with the address but luckily that didn’t last longer than a few days. How is everyone else? 💘
Mudroom/Dogroom is the best room in the house! It gets used all day, everyday to house the dogs, keep all our gear organized, as a farm dressing/undressing room, to give the dogs baths, and to store all of their things. It was the best thing we changed about the house. It used to be just a room with two refrigerators and a desk. Now it serves so many purposes. In this one small room we store shoes, boots, jackets, hats, gloves, headlamps, farm accessories, dog food, dog toys, dog jackets, dog medicine, treats, leashes, harnesses, dog beds, pool towels, dog towels, cleaning supplies, keys, sunglasses, small tools, and more! #mudroom#dogroom#remodel#modernfarmhouse#farmhouse#georgiafarmhouse#renovation#zephyrcreekfarms
