This property is the old Mohawk Gas Station in Oro Grande, Ca. You Google it and see some pics of before it fell into the shambles you in my pics. On Route 66. I didn't want this property but another property manager did and asked if could research and find out anything. Well, let me state this. Always, always, always research and due diligence any property. Gas Stations have tanks and require certain environmental tests to be conducted (not cheap), easily five figures perhaps six figures. Basically, once I broke down the costs (well over $300,000), the pursuit of this property immediately ceased.
When you see these red tags in the window it could be a potential gold mine for you. Make sure not to take down the tags. But do make sure to get all the information. A good side business would be to start a trash hauling company and reselling business when you get the contract or okay to clean up properties. Look at the trash. One man's trash is another man's treasure.
This is what it looks like when you are getting those bargain discounted properties. Every room is full of stuff. Maybe this explains why you see various merchandise on here, you can't help but to become a reseller on eBay, amazon and other platforms.
Today's progress. All siding gone, 95% of the trash out which in all fact was 80% metal which will be recycled. Tomorrow, finish the trash removal and get the dumpster hauled off , take the scrap to the metal pile, come to the shop and work Saturday and I think I'll actually take Sunday off. This thing will be gone by Friday! Hopefully!😆
Okay, I got ahead of myself and forgot about this property. I was the middleman on this transaction. I think on this my first bird dog find I got $100.00. LMAO! This property was in Las Vegas, NV. Thanks W. Eaton.
We want to extend another huge thank you to all who helped us cleanup the property this summer. It looks better than it has looked in years (at least 5). Plus, we now have a sukkah. If you volunteered, thank you! Your work made a huge difference.
Okay, here are photos from another real estate deal we located and presented to investors. Here are the numbers
Stater Bros Stadium:
Construction Cost: $6.5 million in 1991.
The cost to replace stadium in 2014: $11.3 million. Based on the CPI (Consumer Price Index).
The city was selling the Stadium for the low price of ... $2.8 million! You do the math.
